The Existing Condition: Two 26W Fluorescents per Fixture
The property’s recessed cans were originally set up with two 26-watt fluorescent lamps per fixture, totaling:
- 52 watts per fixture (2 × 26W)
- 132 fixtures
- 264 fluorescent lamps installed across the building
Over time, fluorescent systems tend to create common issues in hospitality and multi-tenant environments:
- Uneven light levels from lamp-to-lamp

The Upgrade: 13W Commercial Recessed LED Retrofit Kits
We retrofitted each recessed can with a 13-watt commercial LED retrofit kit. These kits modernize existing housings while producing a cleaner, more uniform lighting result—especially noticeable in corridors, lobby areas, and other common spaces.
What changed immediately:
- More consistent brightness across the ceiling plane
- Cleaner, more even illumination with fewer “dim spots”

Energy Savings: From 52W Down to 13W Per Fixture (75% Reduction)

Before (Fluorescent):
- 52W per fixture × 132 fixtures = 6,864W (6.864 kW)
After (LED Retrofit):
- 13W per fixture × 132 fixtures = 1,716W (1.716 kW)
Total reduction:
- 5,148W (5.148 kW) less connected lighting load
- 75% reduction per fixture (52W → 13W)
24/7 Operation Savings: 45,096 kWh per Year
Because these lights operate 24 hours a day, 7 days a week, the annual savings are substantial and easy to quantify.
- Load reduction: 5.148 kW
- Annual runtime: 8,760 hours/year
- Annual energy savings: 5.148 kW × 8,760 hours = 45,096 kWh/year
That is 45,096 fewer kilowatt-hours every year—from this lighting upgrade alone.
To translate that into utility dollars, multiply by your electric rate:
- At $0.12/kWh: about $5,412/year
- At $0.15/kWh: about $6,764/year
- At $0.18/kWh: about $8,117/year
